Bangkok condominiums
Bangkok condominiums can be purchased under certain conditions by non-Thai nationals quite easily. Other types of property in Bangkok cannot be easily purchased by foreigners, if at all.
For a building in most of Thailand which is suitable for condominiums, usually a maximum of forty nine percent of the total living area may be sold to foreigners. In Bangkok and in some other provinces, up to 100% may be sold to a foreigner. This is possible under provisions laid down by the Ministry of condominium ownership. As a further condition, the money for the purchase of condos from abroad must be transferred into Thailand. Money earned in Thailand can not be used. Where the money came from is not of importance nor is it scrutinized. Reporting required under the anti-money laundering laws for transfers of sums of over $12,000 by domestic authorities in the originating countries shall ensure that these were not illegally acquired funds.
The market for Bangkok condominiums in Thailand includes new condos which were just recently completed, condos that are still in the planning stages, and condominiums that are under construction, including those that are already registered to someone other than the original construction company.
